§22A prohibited property list · Bank-critical
Section 22A of the Registration Act lets the government notify land the sub-registrar (SRO) must REFUSE to register — assigned, government, endowment/wakf, ceiling-surplus, court-attached or otherwise notified. Banks treat a 22A listing as non-marketable.
Encumbrance Certificate (30-year)
The EC lists every registered charge on the land — sales, mortgages, attachments — over a period. A clean or fully-disclosed chain is what a lender wants.
Mutation / ROR / pattadar record
The live revenue record showing who currently holds and enjoys the land. It must match the seller's story and the deed.
NALA / non-agricultural conversion
Agricultural land sold as plots/houses must be legally converted for non-agricultural use (NALA). A layout on unconverted farmland cannot be sold as plots.
FMB / survey sketch vs ground
The FMB (field-measurement book) sketch fixes the parcel's shape, extent and boundaries. It must agree with the ground and the deed.
Layout approval (LP) live-verify
A plotted layout must carry a valid, live LP (layout permission) number and the plot must sit inside the approved plan and phase.
RERA registration
Projects over 500 sq m OR 8 plots/units must be registered with the state RERA. Marketing an unregistered qualifying project is itself an offence.
Title chain (30-year)
An unbroken chain of registered transfers reaching the current seller. A single missing link (unregistered partition, will, missing heir) is a defect.
Endowment / wakf land
Temple/charitable (endowment) or wakf land is generally non-alienable. It often surfaces via §22A clause (c) and the endowment/wakf records.
Assigned land
Land assigned to the landless poor carries restrictions on alienation. Usually surfaces via §22A clause (a).
Ceiling-surplus land
Land taken as surplus under the Land Ceiling Act. Usually surfaces via §22A clause (d).
Acquisition / buffer / lake FTL
Land inside a land-acquisition notice, a road/irrigation alignment, or a protected buffer (lake FTL, nala, HT corridor) faces demolition or resumption risk.
eCourts litigation search
A pending partition or specific-performance suit, or an attachment, makes title unmarketable even with a clean EC.
Property tax / VLT dues
Arrears of property tax or vacant-land tax transfer with the land to the buyer.
CERSAI mortgage / hidden charge
An equitable mortgage (deposit of title deeds to a bank) often does NOT appear on the EC, but is registered on CERSAI. A buyer who skips this can inherit the bank's claim.
LRS — unapproved-layout regularisation
Plots in an unapproved/tentative layout cannot get building permission or civic services, and the sale of such plots is not registered until regularised under the Layout Regularisation Scheme (LRS).
GO 111 catchment (Osman Sagar / Himayat Sagar) · Bank-critical
GO 111 (1996) restricts polluting industry and large colonies across ~84 villages in the 10 km catchment of the twin reservoirs west/south of Hyderabad (HMDA belt). Banks and planners treat catchment land as high-friction — especially west/south Hyderabad villages.
FTL / lake buffer overlay (HYDRAA) · Bank-critical
Structures inside a lake Full-Tank-Level (FTL) or its buffer (GO 168) face HYDRAA demolition — registration ≠ FTL clearance (a registered sale does NOT mean the plot is outside FTL/buffer). Buffers in plain English: lakes ≥10 ha → 30 m no-build, smaller lakes → 9 m, river in HMDA → 50 m, nala wider than 10 m → 9 m. Map: lakes.hmda.gov.in (HMDA). There is no separate public HYDRAA search portal — enforcement is via HYDRAA; the map to check is HMDA Lakes.
Building permission / occupancy (OC)
A built structure needs a sanctioned building permission (BP) and, above thresholds, an occupancy certificate (OC). Without them, utilities and flat loans are often refused.
Society NOC & dues (flats)
For a flat, the owners' association can withhold a No-Objection Certificate and unpaid maintenance/corpus dues pass to the buyer. Not an SRO block, but a bank/HOA one.
Forest / reserved-forest land
Reserved/forest land carries an absolute registration bar (a large share of TG's §22A acreage is forest). It usually surfaces via §22A and the revenue land class.
AP planning permission + EDC (conversion Act repealed)
AP repealed its 2006 agricultural-conversion (NALA) Act in 2025. The old “NALA certificate” is no longer the gate — development now needs a layout/building permission plus External Development Charges (EDC) under the town-planning framework.
